Kitchen Remodel Cost in Portland: What the Data Shows
The newest dated figures for this region, what each project includes, and why only a remodeler who has seen your kitchen can price it.
Last updated
The Remodeling 2025 Cost vs. Value Report (www.costvsvalue.com), the newest edition published, has no Portland figure. Its nearest dated figures are for its Pacific region, whose city list runs from Medford, Oregon to Seattle, Spokane and Kennewick in Washington, along with five California cities; Portland is not on it. Those figures are for three defined kitchen projects in one 200-square-foot kitchen, not for yours, so this page gives each one with what it includes. Every cost figure here is from that report.
Three kitchen projects in the Pacific region
Minor kitchen remodel, midrange. In a functional but dated 200-square-foot kitchen with 30 linear feet of cabinets and countertops, the cabinet boxes stay and the fronts are replaced with shaker-style wood doors and drawer fronts and new hardware. The range and refrigerator are replaced with energy-efficient models, and laminate countertops, a midpriced sink and faucet, resilient flooring and paint finish it. The report’s Pacific-region job cost is $29,728.
Major kitchen remodel, midrange. The same size of kitchen gets a functional new layout: 30 linear feet of semi-custom wood cabinets including a 3-by-5-foot island, laminate countertops, a double-tub stainless steel sink, an energy-efficient range with a vented hood, a built-in microwave, a dishwasher, a garbage disposal, custom lighting, resilient flooring and paint. The Pacific-region job cost is $86,480.
Major kitchen remodel, upscale. The same size of kitchen gets 30 linear feet of top-of-the-line custom cabinets with built-in sliding shelves, stone countertops with an imported ceramic or glass tile backsplash, a built-in refrigerator, a commercial-grade cooktop and vent hood, a wall oven, a built-in microwave, a high-end undermount sink with a water filtration system, new general and task lighting, and tile or wood-look flooring. The Pacific-region job cost is $171,950.
For context, the report’s national averages for the same three projects are $28,458, $82,793 and $164,104. The report also estimates how much of each project’s cost a sale of the house would recoup: in the Pacific region, 129.1% for the minor midrange project, 57.2% for the major midrange and 38.8% for the major upscale.
The minor project keeps the cabinet boxes and replaces the fronts, which is what cabinet refacing does on its own; the report’s project adds appliances, counters, flooring and paint. The major projects bring in new kitchen cabinets, and the countertop goes from laminate in the midrange projects to stone in the upscale one. Cabinet painting, which replaces nothing, is a smaller job than any of the three.
What these figures are, and what they are not
The publisher is plain about the limits: “The Cost vs. Value Report provides an accurate snapshot of the national housing market but it is less successful at accurately predicting an individual remodeling project for a particular address.” Each figure is the cost of one defined project in one 200-square-foot kitchen. We do not adjust the figures for Portland, average them with the national ones or turn them into a price per square foot, and you should not use them as a quote: the remodeler prices your kitchen after the free consultation. The full kitchen remodel, and how to check a remodeler before you hire, are on our page about kitchen remodeling in Portland.
Sales tax: Washington and Oregon
In Washington, the Department of Revenue treats constructing and improving new or existing buildings as retail services subject to sales tax when provided to consumers, and says the taxable amount includes labor, materials, permits and other fees, profit and subcontractor charges. Contractors collect it at the rate of the place where the work is done, on the full contract price. Oregon has no general sales tax. So a kitchen in Clark County carries sales tax on the whole contract and one in Oregon does not; our page on kitchen remodeling in Vancouver, WA gives the current Vancouver rate.
How this page was put together
The figures and project definitions were read from the report’s Pacific-region, national and project pages on October 12, 2026, and the 2025 edition was still the newest that day. The report is published once a year, and its terms allow its figures in running text only, so this page has no price table and no calculator. We publish no other kitchen prices: the other cost guides we read either forbid reuse, cover a different place or year, or contradict each other.

Cost factors
What moves a Portland-area kitchen quote
The cabinet line
The report's three projects step up from new fronts on the old boxes, to semi-custom wood cabinets, to custom cabinets. Stock, semi-custom and custom lines are explained on our new kitchen cabinets page.
The countertop material
Laminate in the two midrange projects, stone in the upscale one.
The appliances
The minor project replaces the range and refrigerator with energy-efficient models; the upscale one adds a built-in refrigerator, a commercial-grade cooktop and vent hood, a wall oven and a built-in microwave.
Whether the layout moves
The minor project keeps the cabinet boxes where they are; the major midrange project gives the kitchen a functional new layout. Moving walls, plumbing, wiring or a range exhaust brings building and trade permits with it.
The floor and the finishes
Resilient flooring and paint in the midrange projects; a tile backsplash, new task lighting and tile or wood-look flooring in the upscale one.
An older house
In homes built before 1978, work that disturbs paint needs a contractor licensed by the CCB for Lead-Based Paint Renovation in Oregon, or RRP-certified by the Department of Commerce in Washington. In Portland, 63.4% of homes were built before 1980 (Census American Community Survey, 2020-2024).
Which side of the river
Washington charges retail sales tax on remodeling labor and materials for homeowners, at the rate where the work is done. Oregon has no general sales tax.

A new edition of the report
Cost vs. Value is published once a year; the 2025 report, released September 18, 2025, was the 38th annual edition. When a newer edition appears, its figures replace these, with its year in the citation.
Your kitchen, not the report's
Each figure prices one defined 200-square-foot kitchen with 30 linear feet of cabinets. A larger or smaller kitchen, or a different scope, prices differently, and only a remodeler who has seen the kitchen can quote it.

Questions, answered
Kitchen remodel cost questions
What is the average cost to remodel a kitchen in Portland, Oregon?
The current (2025) Cost vs. Value Report has no Portland figure. Its newest dated figures for this region are Pacific-region job costs for three defined projects in a 200-square-foot kitchen, $29,728 for a minor midrange remodel, $86,480 for a major midrange remodel and $171,950 for a major upscale remodel. They describe those projects, not your kitchen.
Why does this page show Pacific-region figures?
Because the 2025 report has no Portland figure. Its Pacific region lists Medford in Oregon, Seattle, Spokane and Kennewick in Washington, and five California cities; Portland is not on the list. The regional figures are the nearest dated ones the report publishes.
Can I use these figures as a quote?
No. The publisher says the report provides an accurate snapshot of the national housing market but is less successful at accurately predicting an individual remodeling project for a particular address. A quote comes from the remodeler, after the consultation.
What is in a minor kitchen remodel?
In the report's definition, a functional but dated 200-square-foot kitchen keeps its cabinet boxes and gets new shaker-style wood doors and drawer fronts with new hardware, an energy-efficient range and refrigerator, laminate countertops, a midpriced sink and faucet, resilient flooring and fresh paint.
What is the smallest kitchen project the report prices?
The minor midrange kitchen remodel, at $29,728 in the Pacific region. The report publishes nothing smaller for kitchens. A single job such as cabinet refacing or cabinet painting covers less than that project, and the remodeler prices it after the consultation.
